Electronic foreclosures in Cyprus are conducted with transparency, according to officials from the Cyprus Banks Association and its subsidiary, ACB E-Auctions. The electronic foreclosure platform has been operating since 2019, and since 2022, all foreclosures have been carried out exclusively online. The process is characterized as impartial and fair to all bidders. Foreclosures are a last resort for recovering debts from non-performing loans, after all other options for borrowers have been exhausted. It was noted that even during the foreclosure process, borrowers have the opportunity to regain ownership of their property. Furthermore, the electronic process has eliminated incidents of intimidation that were observed in traditional foreclosures. A significant percentage, 36%, of published electronic foreclosures are suspended due to an agreement reached between the debtor and the creditor, indicating the effectiveness of the process in finding mutually acceptable solutions.
