Why Housing Statistics Don't Tell the Whole Story

Despite positive housing statistics in Cyprus, everyday experience suggests a different picture. While new housing production exceeds the creation of new households and housing affordability indicators are low, many young people remain at home with their parents and couples delay starting families. This discrepancy is due to the fact that dominant indicators measure housing as a quantity, not as access. The total housing stock is increasing, but a large portion of it is vacant, under-occupied, or of low quality. Housing difficulties are not due to an overall lack of production, but to a mismatch between what is produced and who it serves. A significant portion of new homes are purchased by foreign investors or used as second homes or short-term rentals. The lack of distinction between 'existing' and 'active' housing stock leads to misleading conclusions. The government needs to focus on improving access to housing for Cypriot citizens and addressing the mismatches in the market.
